The Benefits of Design-Build

Every project is unique. The list above is a guide but it is not a rigid format. We can add estimating, grow the project as we begin construction, or stretch the time frame.

Our single-source approach eliminates the inefficiencies of conventional agreements where architect and contractor are separate entities. Design-build means clear communication, faster turn-around time, and cost-control to fit your budget. Custom services are carefully planned and organized to accomplish your objectives, and assure rigorous quality-control standards. We work by the hour, day, or project depending on the nature of the work. Scheduling is always a part of every agreement.

The Design Process

The typical project evolves from initial concepts and sketches to final drawings. Along the way, we meet with owners and others to establish goals and objectives, site requirements, and budgets. At the completion of the design process, you will know the construction costs before we proceed to construction drawings. Detailed construction drawings specify walls, counters, finishes, structural components, materials, appliances, hardware, and mechanical systems. (heating, cooling, electrical, telecommunications, security, energy, etc). After you've approved the plans, construction documents are submitted to the city for the building permit. We shepherd your project through the permit review procedure and incorporate the City's engineering recommendations into the plans. As we complete your project, an interior designer is available to help you select and coordinate colors, window coverings, furniture, and the like.

The Construction Process

As an experienced, licensed contractor, Landmarkk is an advocate for the owner. We provide expert advice, an extensive menu of skilled subcontractors, expertise in dealing with municipal officials, and with cost-and-quality control issues. Landmarkk will manage and contract with all suppliers and subcontractors. If you wish, you can pay them directly. We'll have weekly quality control and scheduling meetings with Steve and the project manager to allow you to participate directly throughout the building process to whatever depth you need.

If you don't want such an active involvement, or if you have already selected a contractor, or if you want competitive lump sum bids, we can still work together. The possibilities are outlined below:

  • As a consultant, we are not responsible for the construction except to monitor it, provide design information, and act as your advocate.
  • As a general contractor, we give you a fixed price for the work. We control the entire process and all of our administrative costs are built into the price.
  • As a construction manager, we work for you on an hourly basis to control the process. In this case, all project information is shared with you.

Specialized Technical and Engineering Services

For projects that require special expertise, Landmarkk is able to call on its extensive network of consultants and technical experts. The net work includes other architects, designers, structural, electrical and mechanical engineers, alternative energy professionals, telecommunications engineers, security professionals, and interior designers. We are also happy to work with consultants suggested by owners.

Energy Retrofit

Landmarkk is an excellent resource for owners who want to integrate new, more efficient energy systems into the existing fabric of an older home. If you wish, we can provide an "almost zero" energy design.

Our energy-assessment report for your home identifies problem areas and provides a menu of suggested improvements prioritized according to impact and cost. These typically range from minor handy man fixes to major system overhaul or replacement.

Inspection and Troubleshooting Services

Landmarkk evaluates construction projects for performance, code compliance, structural integrity, sound transmission, electrical-and-mechanical efficiency, and other issues. We resolve problems arising from construction defects and miscommunication.

As mediator, negotiator, construction expert, and fact finder, we have helped many architects, contractors, and owners avoid painful civil litigation. In protracted disputes, we prepare reports and provide expert-witness testimony.

Cost Estimation and Value Engineering

Cost control is vital for all projects. We perform budget analysis at any stage of the process, from concept to completion. We assist owners with changes in project scope or materials and help manage cost overruns or windfalls. Landmarkk's detailed budget analysis provides an itemized listing of quantities, unit costs, materials, labor costs, etc. to help evaluate and resolve budget discrepancies.

Zoning and Building-Code Analysis

We help expedite the design process and assure compliance with Land Use issues, The Landmarkk Commission, Wastewater, Fire Department, and Building Department codes and regulations. Landmarkk meets with regulatory officials to resolve potential design-review issues before they become problems. Our input can ensure that permitting and design-review proceed in a smooth and timely manner.

Feasibility Studies

We perform comprehensive evaluations to determine whether the project will meet the owners needs in terms of function, quality, budget, and scheduling. To answer the inevitable, "Can we do it?", Landmarkk's feasibility reports fully evaluate project scope, options, consequences, drawings, and cost implications.
